Please use this form to submit any repair or maintenance requests for your property. Your request will be reviewed promptly, and a response will be provided based on the timeline specified in the following sections.
We operate during normal business hours, Monday through Friday, from 9:00 AM to 5:00 PM. Requests received outside of these hours will be addressed on the next business day. For urgent matters, please call or text us at (214) 449-1020.
Please note that, under your lease agreement, you may be responsible for minor repairs such as changing light bulbs, replacing batteries, unclogging drains, and replacing air filters. Unless caused by the Landlord’s negligence, the Tenant is responsible for repairing the following conditions per lease agreement:
conditions caused by Tenant, an Occupant, or any guest or invitee of Tenant;
damage to doors, windows, and screens;
damage from windows or doors left open;
damage from wastewater stoppages caused by foreign or improper objects in lines that exclusively serve the Property;
items that are cosmetic in nature with no impact on the functionality or use of the items; and
stove, oven, dishwasher, microwave, refrigerator, washer, dryer, and/or any other damages not caused by negligence of Landlord.
Advance Payments and Reimbursements: Landlord may require advance payment of repairs or payments for which Tenant is responsible. Tenant must promptly reimburse Landlord the amounts under Paragraph 18 of the Lease Agreement for which Tenant is responsible.
Response Time: We handle requests in the order they are received, prioritizing them by urgency.
Non-urgent repairs will be addressed within 3-5 business days. Ordinarily, a repair to the heating and air conditioning system is not an emergency.
Urgent repairs (e.g., water leaks, power outages for an extended period of time, gas leaks) will be addressed within 24 hours.
Notes: (1) The Texas Property Code presumes that 7 days is a reasonable period of time for the Landlord to make diligent effort to repair a condition unless there are circumstances which establish that a different period of time is appropriate, such as the severity and nature of the condition and the availability of materials, labor, and utilities per lease agreement; (2) Landlord is not obligated to complete a repair on a day other than a business day; and (3) Tenant-caused damage may result in repair costs being billed to the tenant.
